Larry Bijou always dreamed of developing buildings for people. To Larry, his buildings had to be three things: sustainable, refined, and committed to the community. After spending more than 20 years in the commercial real estate industry, Larry finally got his chance to develop his first building in 2000. Today, Bijou Properties is re-imagining and evolving the Hoboken cityscape.

Sustainable Living: An Industry Pioneer Committed to Green Building

Bijou Properties built New Jersey's first-ever LEED Gold residential high-rise (Garden Street Lofts) and will maintain a minimum LEED Gold certification for each of its new buildings.

LEED, or Leadership in Energy and Environmental Design, is an internationally recognized green building certification system. Developed by the U.S. Green Building Council (USGBC) in March 2000, LEED provides Bijou Properties with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. Third party independent commissioning agents ensure that all LEED requirements are met.

The benefits of living in a green building are tremendous: cleaner, filtered fresh air; no and low-VOC paints and finishes; high ceilings and large windows to let in more light and reduce the need for air conditioning and heating; construction materials that are made to last. Sedum-covered green roofs reduce heat effects and insulate our buildings, as well as absorb storm water runoff. In addition, we buy power from wind and other alternative energy sources, and lower utility bills by adding energy-saving features and high efficiency, HVAC systems with ratings that surpass energy code minimums. And adaptive re-use of existing buildings is perhaps the ultimate in recycling. This combined effort toward sustainable living yields some of New Jersey's most pioneering LEED-certified residential buildings.

Refined Detail: Intentionally Designing Every Facet of Luxury

Bijou Properties blends the best of contemporary design, state-of-the-art materials, and old world texture to create incredibly unique, luxury buildings.

Take Garden Street Lofts as an example. Built in 1919, Bijou Properties kept much of the original architectural details from the former Coconut Factory and created thirty luxurious 1, 2 and 3 bedroom homes that make the best possible use of a modern open floor plan. Structural columns, exposed concrete beams, expansive windows, and 12' ceilings provide a feeling of spaciousness and true loft character to the residences in the renovated section. Many have inset ipé wood terraces. Residents have a choice of clean light wood or rich dark wood flooring depending on the orientation of the unit. Top-of-the-line appliances from SubZero to Viking to Dornbracht are standard in every unit. With quality craftsmanship and the best materials and finishes throughout, each living space is design-driven and built to last.

    After spending 20 years in commercial real estate, Larry Bijou founded Bijou Properties in 1999. He has since developed one of the most progressive and innovative sustainable development firms in New Jersey.

    Larry oversees all aspects of the development process including site acquisition, planning and zoning approvals, design, construction, and marketing. Larry holds a Bachelor of Arts degree from SUNY at Plattsburgh.

    David holds a Masters of Science in Real Estate degree from New York University, and Bachelor of Science of Business Administration degree from the University of Denver.

    The key to developing Hoboken’s old industrial section of the city is a project design that recognizes the transit hub village potential of the light rail along the west side, according to the real estate section of the New York Times.
    The article centers on a property owned by Lawrence Bijou, who bought bought a tract at Monroe and Ninth Streets in the summer from Tarragon Properties, With the debate over density of the project, Bijou hired local architect Dean Marchetto who will redesign and scale down the project which includes more green space.

    As the story goes, when developer Lawrence Bijou petitioned the Hoboken zoning board about variances to transform a 1919 coconut processing plant on 14th and Garden Sts. into a LEED-certified green building with a zinc-clad addition hanging over the top of the existing structure, they looked confused.

    “Why are you doing all this?” one zoning official asked, making it clear that Hoboken had never seen anything like it.

  • $100m Green Neighborhood

    Bijou Properties has taken the initial steps to convert a stretch of Hoboken, N.J. into Hudson County’s first green neighborhood.

    The developer recently completed the installation of the region’s first green roof on the former Hostess Building at the corner of 14th Street and Park Avenue, which Bijou converted to two stories of retail space housing a New York Sports Club, a CVS Pharmacy and a bank, according to Lawrence Bijou, managing partner of the firm that bears his name.
