Intentionally designing every facet of luxury

Natural elements and superior materials, like reclaimed wood, are a focal point of our designs that breathe new life into Hoboken's heritage buildings. Instead of demolishing the Hostess Factory and Coconut Building, two of Hoboken’s oldest buildings, Bijou Properties revitalized each space to create a range of luxury residential and commercial properties. We started by restoring the entryway’s original skylight in the NY Sports Club, creatively working with glass artisans to ensure each detail was genuine.

After spending more than 20 years in the commercial real estate industry, Larry finally got his chance to develop his first building in 2000. Today, Bijou Properties is re-imagining and evolving the Hoboken cityscape.

Sustainable Living: An Industry Pioneer Committed to Green Building

Bijou Properties built New Jersey's first-ever LEED Gold residential high-rise (Garden Street Lofts) and will maintain a minimum LEED Gold certification for each of its new buildings.

LEED, or Leadership in Energy and Environmental Design, is an internationally recognized green building certification system. Developed by the U.S. Green Building Council (USGBC) in March 2000, LEED provides Bijou Properties with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. Third party independent commissioning agents ensure that all LEED requirements are met.

The benefits of living in a green building are tremendous: cleaner, filtered fresh air; no and low-VOC paints and finishes; high ceilings and large windows to let in more light and reduce the need for air conditioning and heating; construction materials that are made to last. Sedum-covered green roofs reduce heat effects and insulate our buildings, as well as absorb storm water runoff. In addition, we buy power from wind and other alternative energy sources, and lower utility bills by adding energy-saving features and high efficiency, HVAC systems with ratings that surpass energy code minimums. And adaptive re-use of existing buildings is perhaps the ultimate in recycling. This combined effort toward sustainable living yields some of New Jersey's most pioneering LEED-certified residential buildings.

Refined Detail: Intentionally Designing Every Facet of Luxury

Bijou Properties blends the best of contemporary design, state-of-the-art materials, and old world texture to create incredibly unique, luxury buildings.

Take Garden Street Lofts as an example. Built in 1919, Bijou Properties kept much of the original architectural details from the former Coconut Factory and created thirty luxurious 1, 2 and 3 bedroom homes that make the best possible use of a modern open floor plan. Structural columns, exposed concrete beams, expansive windows, and 12' ceilings provide a feeling of spaciousness and true loft character to the residences in the renovated section. Many have inset ipé wood terraces. Residents have a choice of clean light wood or rich dark wood flooring depending on the orientation of the unit. Top-of-the-line appliances from SubZero to Viking to Dornbracht are standard in every unit. With quality craftsmanship and the best materials and finishes throughout, each living space is design-driven and built to last.

Today, the CFO of Bijou Properties lives with his family in the Garden Street Lofts.

Larry Bijou

Managing Partner

After spending 20 years in commercial real estate, Larry Bijou founded Bijou Properties in 1999. He has since developed one of the most progressive and innovative sustainable development firms in New Jersey.

Larry oversees all aspects of the development process including site acquisition, planning and zoning approvals, design, construction, and marketing. Larry holds a Bachelor of Arts degree from SUNY at Plattsburgh.

David Gaber

Partner & CFO

David has personally been involved in the design, development, planning, and financing of Bijou Properties’ mid-rise and high-rise developments. He manages all strategic and operational aspects of the company, including project budgeting, debt/equity transactions, design, construction, procurement, and financial reporting.

David holds a Masters of Science in Real Estate degree from New York University, and Bachelor of Science of Business Administration degree from the University of Denver.

Matthew Testa

Director of Construction

Matt Testa manages all aspects of building design and construction for Bijou Properties. Matt is the resident Leadership in Energy and Environmental Design (LEED) accredited professional, helping anchor the company's focus on sustainable development practices. Matt also coordinates the firm’s marketing and networking initiatives.

Since graduating from Lehigh University in 2002 with a BA in Architectural Design and minor in Graphic Communications, Matt has worked across the real estate management industry, including project supervision, construction management, and design development, most recently as a Project Executive for the Fields Development Group.

Christina Coroneos

Director of Operations

Christina Coroneos is responsible for the general operations of the company, including human resources and property management. Christina has over 14 years experience of office management, business administration, and operational management.

Prior to joining Bijou, Christina worked for the Albanese Organization (which built the LEED Platinum-certified Visionaire building in Battery Park City) and for Starwood Capital (which built Hacienda in Cabo San Lucas). Christina holds a BA from Villanova University.

Nancy Holland

Director of Marketing & Management

Nancy Holland, the newest member of the Bijou Properties team, oversees sales, leasing, and marketing for the firm. She has worked in real estate for 20 years with a focus on residential development, property management, and on-site sales. She joins to Bijou Properties after previous positions with The Athena Group, LLC and with Metro Homes, LLC where she served as Director of Sales and Marketing. Nancy holds a BA from New York University.

Construction Supervisor

Mark Stiles oversees construction projects for the firm, having worked in residential development for over 20 years. Mark most recently worked for AJD Construction where he built everything from small homes to high rises.

Director of Property Management

Mark Finkelstein has worked at the firm since 2001 and manages several commercial and multi-family properties in Hoboken. Mark has expertise in building systems and construction, and holds an Associate’s degree in Business Management.

Nancy Schianchi has been with the firm for over 10 years and is responsible for bookkeeping and accounts payable. Nancy has over 25 years experience in office management and administrative assistance.
