Recently approved by the City of Hoboken, Garden Street Lofts will be a unique renovation of a former warehouse facility into 30 spectacular
condominium loft units.
The building will be constructed to achieve a LEED (Leadership in Energy and Environmental Design) Silver Certification, a rating system, initiated by the U.S. Green Building Council, that recognizes buildings, which are designed to be high performance, energy efficient, sustainable and eco-friendly.
The property will incorporate a number of environmentally sensitive features, which will allow the building to become the first Silver-rated LEED Certified high-rise mixed-use
residential "Green" building along the Hudson River waterfront.
A green building is designed to enhance health and comfort of the
residents through the use of advanced filtration systems for both water and air. Energy efficient systems, which can reduce costs, are also designed into the building. Non-toxic, low VOC paints and building products are used in construction. A green roof will be installed which will add to greater insulation as well as reduce stormwater run-off.
Environmentally friendly benefits include the use of sustainable materials, that is, those that are rapidly renewable by growth or have a high content of recycled materials.
The building is currently undergoing a total renovation, which will include all new heating and air-conditioning systems, new windows and all new
interiors including high-end kitchens, baths, flooring and lighting.
Garden Street Lofts will also be attractive to purchasers because of their larger sizes and loft style high ceilings.
