Bijou Properties built New Jersey's first-ever LEED Gold residential high-rise (Garden Street Lofts) and will maintain a minimum LEED Gold certification for each of its new buildings.
LEED, or Leadership in Energy and Environmental Design, is an internationally recognized green building certification system. Developed by the U.S. Green Building Council (USGBC) in March 2000, LEED provides Bijou Properties with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. Third party independent commissioning agents ensure that all LEED requirements are met.
The benefits of living in a green building are tremendous: cleaner, filtered fresh air; no and low-VOC paints and finishes; high ceilings and large windows to let in more light and reduce the need for air conditioning and heating; construction materials that are made to last. Sedum-covered green roofs reduce heat effects and insulate our buildings, as well as absorb storm water runoff. In addition, we buy power from wind and other alternative energy sources, and lower utility bills by adding energy-saving features and high efficiency, HVAC systems with ratings that surpass energy code minimums. And adaptive re-use of existing buildings is perhaps the ultimate in recycling. This combined effort toward sustainable living yields some of New Jersey's most pioneering LEED-certified residential buildings.

Take Garden Street Lofts as an example. Built in 1919, Bijou Properties kept much of the original architectural details from the former Coconut Factory and created thirty luxurious 1, 2 and 3 bedroom homes that make the best possible use of a modern open floor plan. Structural columns, exposed concrete beams, expansive windows, and 12' ceilings provide a feeling of spaciousness and true loft character to the residences in the renovated section. Many have inset ipé wood terraces. Residents have a choice of clean light wood or rich dark wood flooring depending on the orientation of the unit. Top-of-the-line appliances from SubZero to Viking to Dornbracht are standard in every unit. With quality craftsmanship and the best materials and finishes throughout, each living space is design-driven and built to last.
